1. Use of the Platform

Maskan provides AI-powered property search, mortgage comparison, cost calculators, area guides, and investment analysis tools for the UAE real estate market. By using Maskan, you agree to:

• Provide accurate information when using our tools and services.
• Use the platform for lawful purposes only.
• Not attempt to reverse-engineer, scrape, or misuse the platform or its AI systems.
• Not impersonate others or misrepresent your identity or qualifications.

We reserve the right to suspend or terminate accounts that violate these terms.

2. Not a Licensed Broker

Maskan is a technology platform, not a licensed real estate broker, financial advisor, or mortgage lender.

Information provided by Maskan — including AI responses, property valuations, mortgage comparisons, and investment analysis — is for informational purposes only and does not constitute financial, legal, or real estate advice. All property transactions must be conducted through RERA-licensed brokers. All mortgage applications are subject to bank approval and their own terms and conditions.

We make reasonable efforts to ensure data accuracy, but property prices, mortgage rates, and market conditions change frequently. Always verify critical information with the relevant authority or service provider before making financial decisions.

3. User Accounts

Some features require an account. You are responsible for maintaining the security of your account credentials. You must notify us immediately if you believe your account has been compromised. We are not liable for any loss arising from unauthorized access to your account.

Free accounts may be subject to usage limits. Premium features require an active subscription. Subscription terms, including pricing and renewal, are displayed at the time of purchase.

4. Intellectual Property

All content on the Maskan platform — including text, design, code, AI models, logos, and data compilations — is owned by Maskan Technology LLC or its licensors and protected by UAE and international intellectual property laws.

You may not reproduce, distribute, or create derivative works from Maskan's content without our written permission. Using our calculators and AI tools for personal property decisions is permitted; systematic extraction of data is not.

5. Limitation of Liability

To the maximum extent permitted by UAE law, Maskan and its directors, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform.

This includes, but is not limited to, losses arising from: reliance on AI-generated information, property valuations, mortgage rate comparisons, investment projections, or any decisions made based on data provided by Maskan. Our total liability for any claim shall not exceed the amount you paid to Maskan in the twelve months preceding the claim.

6. Third-Party Services

Maskan may connect you with third-party services including licensed brokers, banks, and property developers. These connections are facilitated as a convenience. We are not responsible for the services, terms, or actions of any third party. Your interactions with third parties are governed by their own terms and policies.

7. Changes to Terms

We may update these terms from time to time. Material changes will be communicated via email or a prominent notice on the platform. By continuing to use Maskan after changes take effect, you agree to the updated terms.

8. Governing Law

These terms are governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes arising from or related to these terms or your use of Maskan shall be subject to the exclusive jurisdiction of the courts of the Emirate of Dubai, UAE.
